Role Summary
The Junior Design Architect supports the core design team in developing unit plans, villa plans, villa layout plans, and clubhouse/amenities floor plans for premium residential communities.
The role focuses on pre-conceptual, conceptual, schematic, statutory and marketing-collateral drawings, and coordinates closely with Design Development (DD) teams.
Responsibilities:
Residential & Amenities Planning
- Prepare apartment unit plans, villa floor plans, villa layout plans, and clubhouse/amenities floor plans aligned to project brief, site constraints, and brand positioning.
- Work on mass-planning options and stacking concepts for high-rise residential projects.
- Balance efficiency, livability, Vastu (where applicable), daylight/ventilation, and circulation in all planning work.
Pre-Concept, Concept & Schematic Design
- Translate design briefs into pre-concept and concept options with clear area statements and basic zoning diagrams.
- Develop schematic planning sets that can be handed over smoothly to the DD team for detailed development.
- Prepare presentation drawings and design decks for internal reviews and client meetings.
Statutory & Compliance Support
- Apply knowledge of building byelaws, MOE (Means of Escape) and refuge calculations at planning stage, under guidance of seniors.
- Support preparation of statutory submission drawings (where required) in coordination with the Design Lead.
- Flag potential code / byelaw non-compliances early for review and correction.
Coordination with DD & Internal Teams
- Coordinate with Design Development teams to ensure planning intent is preserved in DD, tender and GFC stages.
- Share clean, updated CAD files and markups for DD teams to work on.
Drawings, Documentation & Tools
- Produce and update drawings primarily in AutoCAD, with support material in PowerPoint and Excel (area statements, unit mix, etc.).
- Maintain clear file naming, version control and drawing registers for all planning outputs.
- Support preparation of marketing collateral inputs – plan layouts for brochures, sales decks, and basic presentation formats.
Client / Stakeholder Support
- Assist seniors in client/PMC/marketing meetings by preparing plans, options and presentation sheets.
- Incorporate client feedback and internal review comments into revised planning options with clarity and accuracy.
Key Outcomes / Success Measures
- Functionally efficient unit/villa/amenities plans that are approved by seniors and well-received by clients.
- Planning outputs that hand over smoothly to DD teams with minimal rework.
- Early identification of byelaw/MOE/refuge-related constraints, reducing changes in later stages.
- Organised, traceable drawing and document management for all assigned projects.
- Reduction in rework and planning-related queries during DD / statutory stages.
- Positive feedback from design leads and project teams on reliability and responsiveness.
Required Qualifications & Experience
- B.Arch from a recognised institution.
- COA registration (Council of Architecture) – preferred/required as per firm policy.
- 2–4 years of experience in an architectural design firm, with exposure to:
- Residential apartments – low-rise and high-rise
- Villas and gated community planning
- Clubhouse / amenities block planning
Skills & Competencies
Technical
- Strong skills in residential planning (units, villas, layouts) and clubhouse / amenities planning.
- Basic working knowledge of building codes, byelaws, MOE and refuge requirements (with willingness to deepen this).
- Proficiency in AutoCAD (primary); working knowledge of PowerPoint and Excel for presentations and area summaries.
- Exposure to SketchUp / Photoshop or similar tools for concept visualization is an added advantage.
Behavioral
- Detail-oriented, with a strong sense of ownership for assigned drawings and tasks.
- Good communication and coordination skills with internal teams and seniors.
- Openness to feedback, learning and iteration as plans move through reviews.
- Ability to manage multiple tasks/projects with discipline in timelines and documentation.
